URBAN TRANSFORMATION JANUP HERFORD

The design creates a compact, integrative structure that enhances the northern edge of Herford’s western old town. Following the principle of “hard shell, soft core,” it establishes a distinctive identity by interweaving urbanity, community, and open space. At its heart lies a semi-public garden courtyard that preserves existing trees and serves as a green retreat for the neighborhood. Narrow access points ensure a clear zoning between public and private areas. The design of the ensemble along Löhrstraße draws inspiration from the historic hotel façade. The buildings range from three to six stories, with the tallest structure forming the northern boundary. A variety of roof shapes and façade materials create visual diversity, while a freestanding building in the north introduces height gradations to blend with neighboring structures and offers attractive rooftop gardens.
The construction phases are planned according to land availability, allowing for the northern section to be developed later. With the exception of the southern building, all structures feature a vertical mix of uses. The ground floors along Löhrstraße and Janup accommodate commercial and community-oriented spaces, while the northern solitair building also includes commercial areas on the first floor to account for its location and noise exposure. These new ground-floor uses complement the offerings at Gänsemarkt without directly competing with them.
