NEIGHBORHOOD ISLAND HEITERBLICK

The Heiterblick Neighborhood Island expands the existing settlement structure of Heiterblick-South with a sustainable, diverse, and compactly organized urban district. The development is clearly structured and seamlessly integrates with the surrounding landscape. Five interconnected clusters, linked by green corridors, create a permeable structure that enhances both the urban climate and ecological connections.
At its heart, the clusters converge to form a vibrant central district hub with diverse uses. In addition to an urban plaza with public facilities such as a school and daycare center, five decentralized "Angers," serve as neighborhood gathering places. These open spaces provide areas for community activities, recreation, and urban gardening.
The quarter offers a high diversity of housing types, including point buildings, row houses, and cooperative living models. This is complemented by small-scale commercial uses, social infrastructure, and community-organized projects. Ground-floor spaces along the central axes accommodate local businesses, creative workspaces, and neighborhood initiatives.
A sustainable mobility concept prioritizes environmentally friendly transport, reduces car traffic, and promotes an interconnected network of pedestrian and cycling paths. Mobility hubs centralize parking and offer shared mobility options and e-mobility solutions. The traffic-calmed layout enhances public spaces and fosters social interaction.
By combining urban density, natural open spaces, and social diversity, Heiterblick Quarter Island becomes a model for sustainable urban development. It merges compact settlement structures with ecological networks, creating a vibrant and community-oriented district.
